By breaking down complex manufacturing systems and its components into self-contained unit sections, Roeslein moves a major portion of the construction process from the job-site, to a more controlled environment at one of its three fabrication facilities in Red Bud, IL; Hollister, CA; or Shanghai, China. In terms of project efficiency, this means that the on-site facility construction schedule significantly overlaps the equipment engineering and construction schedule, shortening the overall project by weeks, or frequently even months.

By de-coupling the equipment build from the facility build, project schedules are no longer subject to variable local conditions at the on-site location. Challenges such as the availability and quality of local labor, accessibility to specialized equipment or tradesmen, or any number of other unpredictable factors like harsh weather conditions or local infrastructure failures are eliminated.  Roeslein’s engineered and fabricated unit sections and process modules are pre-assembled and tested at its fabrication facilities before they arrive on-site at the new facility, which drastically reduces on-site delays caused by missing or damaged equipment.  Finally, since all the unit sections come from the same fabrication facility, delivery to the job location can be precisely timed to minimize work stoppage due to late-arriving components.

The significant scheduling gains realized by Roeslein’s unique unitized, modular, and preassembled approach translate directly into quicker startup time and a faster recovery of committed capital.  The graph below compares traditional construction methods with the typical results of Modularization, Unitization, and Pre-Assembly as employed by the Roeslein team.
